Our pricing technology adjusts your nightly rate based on real-time demand, local events (Gem Show, U of A games, spring training), competitor availability, and day-of-week patterns. During Tucson Gem Show, our properties command 4x normal rates.

We charge 15% of nightly rate revenue. No cleaning markup. No booking fee. No onboarding fee. Most managers charge 25-30% on gross bookings and add hidden fees. Our fee structure means we only earn when your property earns.

No contracts, no lock-in

Month-to-month management agreements. If we're not outperforming what you'd do on your own, you should leave. We keep clients by delivering results, not by trapping you in a contract.
