What we did

  1. Reconcile

Every figure on this page starts from the Loft’s booking records, by stay night, reconciled before we compare anything to the market.

  2. Benchmark

On AirDNA’s data, the Loft ranked in the top 3% by revenue among ~660 actively rented 1-bedroom listings in Downtown Tucson.2 It earned 2.4× AirDNA’s revenue benchmark for 1-bedroom rentals in Downtown Tucson, beating it by 139%.1

  3. Decide: the fee change

When Airbnb moved hosts like us to a 15.5% fee in late 2025, we re-priced: the Loft’s nightly rate rose 15%, and it still booked 10 points more of the summer. Payout was up 12%.4,5

  4. Decide: Gem Show

Tucson’s biggest event of the year gets its own pricing. Gem Show 2026: every night sold, with the top night at 3.4× our typical summer rate.6

  5. Measure

Booked 89.5% of available nights over the past year, against a Downtown 1-bedroom average of 66%.1 Beat AirDNA’s own revenue estimate for the Loft by 27%.3 Every one of the Loft’s 118 guest reviews is five stars.

How we measure

Our figures come from our booking records for Airbnb and Booking.com, by stay night. Market figures are AirDNA estimates, cited.

  • Revenue uses AirDNA’s definition (nightly rate plus cleaning, after discounts) so the comparison matches.
  • Year-over-year uses the same months.
  • Window: Oct 2025 – Sep 2026 for the full year; summer compares Jun–Sep 2025 with Jun–Sep 2026.
  • Peer set: about 660 actively rented 1-bedroom listings in Downtown Tucson (AirDNA).
  • Platform fees: Airbnb moved hosts like us to a 15.5% fee in late 2025, between the two summers compared here.
  • Past results don’t guarantee future ones.

Notes

  1. 1.Loft from booking records; benchmark = AirDNA average annual revenue (and, for nights booked, average occupancy), 0–1 BR, Downtown Tucson.
  2. 2.Source: AirDNA Market Research, Oct 2025 – Sep 2026. Ranks AirDNA’s estimate of the Loft among AirDNA’s estimates of its peers, so both sides are measured with the same ruler.
  3. 3.Loft revenue from booking records, compared with AirDNA’s own revenue estimate for the Loft over the same 12 months.
  4. 4.Airbnb stopped charging guests a separate service fee at the same time.
  5. 5.2025 was the Loft’s first summer.
  6. 6.Typical summer rate = median nightly rate, June–August 2025–2026. Source: our booking records.
