How we measure

Our figures come from our booking records for Airbnb and Booking.com, by stay night. Market figures are AirDNA estimates, cited.

  • Revenue uses AirDNA’s definition (nightly rate plus cleaning, after discounts) so the comparison matches.
  • Year-over-year uses the same months.
  • Window: Oct 2025 – Sep 2026 for the full year. Summer occupancy compares Jun–Sep 2025 with Jun–Sep 2026; check-ins compare May 24 – Aug 23 in each year.
  • Peer set: about 660 actively rented 1-bedroom listings in Downtown Tucson (AirDNA).
  • Platform fees: Airbnb moved hosts like us to a 15.5% fee in late 2025, between the two summers compared here.
  • Past results don’t guarantee future ones.
